Shared Ownership Properties

Is anyone aware of situations where shared ownership domestic properties fall under regulation 36? I have read some articles which suggest rent/maintenance charge agreements affect it however R36 only relates to leases less than 7 years in duration….thoughts? How are others approaching this?
